The Accessory Dwelling Unit (ADU) Grant Program, managed by the California Housing Finance Agency (CalHFA), offers homeowners up to $40,000 to reimburse pre-development costs associated with the construction of an ADU.
The ADU Grant provides up to $40,000 towards pre-development and non-reoccurring closing costs associated with the construction of the ADU. Predevelopment costs include site prep, architectural designs, permits, soil tests, impact fees, property survey, and energy reports.
Yes, the ADU grant is free money, you do not have to pay it back. However, you will receive a 1099 from CalHFA for the year the grant funds were wired into escrow, meaning you may need to pay taxes on the utilized grant funds the following year.
What are the requirements for applying for an accessory apartment/accessory dwelling unit permit? The property must be owner occupied (someone on the deed must reside at the dwelling, the property must be their primary residence) and the property/deed must be in the name of an individual (not in company name).
Funds are disbursed to single-family homeowners who currently live in the primary unit and who earn no more than 100 percent of the Area Median Income. Homeowners outside of New York City may receive up to $125,000 per unit in the form of a grant, while homeowners in New York City may receive up to $175,000.
However, some general rules apply to all ADUs. Detached ADUs must be set back at least 4 feet from the rear and side property lines. 2nd Story ADUs must be set back at least 5 feet from the front property line and 4 feet from the rear and side property lines.
