The Plus One ADU pilot program provides up to $395,000 in funding to qualified homeowners through HPD and grant funding from New York State Homes and Community Renewal to build or convert an ADU on their property.
The Plus One ADU program combined low- or no-interest capital loans and construction financing grants provided by the New York State Homes and Community Renewal (NYSHCR) for up to 15 eligible homeowners to build or convert ADUs on their property.
Funds are disbursed to single-family homeowners who currently live in the primary unit and who earn no more than 100 percent of the Area Median Income. Homeowners outside of New York City may receive up to $125,000 per unit in the form of a grant, while homeowners in New York City may receive up to $175,000.
Accessory Dwelling Units are permitted in all single-family residential zones, but whether an ADU is permitted on a given property depends on the property and the type of ADU proposed. The list of other locations in Westchester is a small sample size and shows a relatively small number of ADUs.
ADUs can be no more than two bedrooms and no more than 1,000 sf. The New York State Building Codes limit the number of people who can inhabit a residence based on square footage.
