New rules for rent bidding From 3 August 2023, this rule applies to any person. This means that any person including landlords and digital rental application providers are also not allowed to invite or solicit an offer for rent that is higher than the amount advertised for the property.
If your bond was lodged using Rental Bonds Online you must submit your claim online. If the bond was not lodged online you can email the completed claim form to bondclaims@customerservice.nsw.gov.au, or post to Locked Bag 9000, Grafton NSW 2460 or lodge at any Service NSW Centre.

At the end of your tenancy, the agent or landlord will inspect the property and determine your bond refund. If youre both in agreement over the amount: you can submit a claim using your Rental Bonds Online (RBO) account. The landlord/agent will be emailed a Notice of Claim.
The landlord or the landlords agent must give the tenant a copy of the signed Agreement and any attachments, two copies or one electronic copy of the completed condition report and a copy of the Tenant Information Statement published by NSW Fair Trading.
