Your landlord must have a court order to evict you. If your landlord changes the locks, removes your belongings, or shuts off your utilities without a court order, this is called Self-Help Eviction and is illegal in Ohio.
If a tenant can prove that you violated Ohio Revised Code Section 5321.15, you can be subject to a lawsuit for the tenants actual damages and attorneys fees.
How to fight an eviction Get a lawyer. Its hard to win an eviction case by yourself. Contact a local legal aid for help. Prepare for the hearing. Gather evidence like receipts and photos. Ask witnesses to join you at court and speak on your behalf. Go to court. Arrive at the court early and check in.
Luckily, you can stop an eviction lawsuit by filing a Motion to Dismiss if you have already paid all your rent or your landlord never properly served you with an eviction notice or the Summons and Complaint for the lawsuit.
