What Is a 7-Day Eviction Notice? A 7-day eviction notice gives tenants a final warning to correct a lease violation or leave the property. Landlords use this form when tenants break the terms of their rental agreement, commonly for non-payment of rent or other issues like damage or unauthorized occupants.
7-DAY NOTICE TO PAY OR QUIT: (NRS 40.253(1)(a).) After service, a landlord cannot refuse to accept the tenants rent. Rent includes late fees, but a summary eviction cannot be ordered for things like court costs, collection fees, attorney fees, and the like. (NRS 118A.
Nevada law requires a thirty-day notice to the tenant (or a seven-day notice if the tenant pays rent weekly), followed by a second five-day Notice to Quit for Unlawful Detainer (after the first notice period has elapsed) instructing the tenant to leave because tenants presence is now unlawful.
A 7-day quit notice is issued to a tenant at will, who lives on the property for free but with the landlords consent; or a tenant who pays rent daily or weekly, such as in a hotel or guest house; or to a tenant whose tenancy has no fixed term.
