It also needs to have a general description of the materials provided or services performed and a description of the property. Finally, it should list the contact information for the general contractor or hiring party.
When do I need a Notice of Commencement (NOC)? According to Chapter 713 of the Florida State Statutes, any improvements to a property with a direct contract price greater than $5,000 ($15,000 for HVAC replacements) require a Notice of Commencement be filed with the Okaloosa Clerk of Court Office.
The property owner is generally responsible for signing and filing the Notice of Commencement. However, if there is a construction lender involved in the project, the lender is typically responsible for recording the NOC. Regardless of who records it, the owner must sign the Notice of Commencement.
The officer shall deliver 1 copy of the notice to appear to the arrested person and the person, to secure release, shall give a written promise to appear in court by signing the 3 remaining copies: 1 to be retained by the officer and 2 to be filed with the clerk of the court.
