A Letter Before Action (LBA) is a formal letter that requests the payment of a debt to your business and warns of the imminent issue of a court claim. An LBA sets out what is owed to your business from a debtor and provides a set time period usually 7 days in which to pay.

If the tenant was served with a Seven-Day Notice to Pay Rent or Quit and the tenant decides to file an affidavit/answer to contest the eviction, the tenant must file the papers with the appropriate court on or before the close of business on the seventh judicial day following the date of service of the notice.
Possession of Property: If you are evicting your tenant for possession only, you will need to give the tenant a 7 or 15-day notice (depending on how the tenant pays the rent to you) to vacate. If the tenancy is week to week, you must give a 7-day notice. If the tenancy is month to month, you must give a 15-day notice.
