How The Housing Choice Voucher Works. Once you find and lease an approved rental: You are responsible for paying a portion of the monthly rent directly to your landlord, and AHFC pays a subsidy portion directly to the landlord. Voucher recipients with an adult who is able to work are limited to five years of subsidy.
Households with income that is at or below 80 percent of the area median income are eligible to apply for placement on the Family Housing and Senior/Disabled Housing waiting list. Security deposits or other rental expenses are a familys responsibility.
Its easy to become a participating landlord! Complete required paperwork. To rent units to voucher holders, landlords in the private rental market enter into a Housing Assistance Payment (HAP) contract with Alaska Housing. Attend a move-in inspection. Supply a copy of your rental agreement. Cash monthly rental checks.

Landlord Appreciation To thank landlords participating in housing voucher programs, AHFC is issuing $1,000 for every new or renewed long term lease (12 months or more). The lease or renewal must have an effective date of Jan. 1, 2024 or later to qualify.
