Form 1007 is used to estimate the monthly market rent of single-family properties or inium investment properties. Some lenders require this form when rental income is used to qualify for lending. The form can be used alone or with lease agreements when purchasing property.
The Small Residential Income Property Appraisal Report (FHLMC 72/FNMA 1025) is for the appraisal of two- to four-unit properties, including properties in PUD, condo or co-op projects.
For Investment/Income properties, the Form 1025 will be accompanied by Form 216 (Operating Income Statement). The Form 1007 (Comparable Rent Schedule) is not needed as an add on form as the 1025 includes a section for the Comparable Rent Schedule as part of the standard form.
Use this form to apply for relief on account of loss, theft, or destruction of United States registered securities and registered securities for which the Treasury Department acts as transfer agent.
Form 1007 is mostly centered around appraising the rental data of a single-family home, while 1025 takes into account both rental income and fair market value of the types of properties its used to evaluate.
