A 1004 appraisal form is considered to be one of the most commonly used forms in residential real estate appraisals. In accordance with USPAP a 1004, or URAR, is completed when estimating the market value of a single-family dwelling complete with an exterior and interior inspection.
A URAR form, also known as Fannie Mae Form 1004, contains information needed to complete a full appraisal of a property using three primary approaches to determine value: cost approach, sales comparison approach and income approach.
This worksheet may be used to prepare a written evaluation of the analysis of income related to self-employment. The purpose of this written analysis is to determine the amount of stable and continuous income that will be available to the borrower for loan qualifying purposes.
This booklet focuses on the most commonly used appraisal form, the Uniform Residential Appraisal Report (URAR Form 1004/Form 70), used to appraise one-unit properties (including an individual unit in a PUD project) based on an interior and exterior property inspection.
Like the 1004 and 1073 forms, the 1004C is also for residential properties but of a different sort. The 1004C form is for manufactured homes. Many of the fields are similar to the single-family and condo forms, but many are specific to manufactured homes.
