In general, with tenant consent, a landlord has a right of entry to inspect the premises; make repairs; supply necessary or agreed services; or show the property to potential tenants, purchasers, or contractors. Entry is limited to reasonable times, and two days notice of intent to enter is required.
Except in the case of emergency or if it is impracticable to do so, the landlord shall give the tenant at least two days written notice of his or her intent to enter and shall enter only at reasonable times.
You must send the landlord a letter saying you are moving. The landlord must get the letter at least 20 days before the end of the rental period. Even if your rental agreement is verbal, you should write to terminate your tenancy. You can read this law at RCW 59.18.
A 48-hour notice to enter means the landlord must provide notice at least 48 hours before entry. If notice is given at noon, entry should not occur before noon two days later. Early entry may violate tenant rights. Notices should specify date and time of entry and be delivered clearly.
On May 7, 2025, a rent stabilization law (HB 1217) went into effect in Washington state. The law sets a limit on how much a landlord may increase a tenants rent over a 12-month period. The Attorney Generals Office will enforce the law, and tenants may also take action to protect their rights under the new statute.
