GAAP requires disclosure of any uncertainties where it is at least reasonably possible that estimates may change within one year of the date of the financial statements and that the change could be material.
IFRS requires financial statements to include a balance sheet, income statement, changes in equity, cash flow statement, and footnotes.
ASC 842, similiar to ASC 840, requires a lessor to disclose a maturity analysis of its lease receivables, showing the undiscounted cash flows to be received for at least the first five years following the date of the financial statements and a total of the amounts for the remaining years.
The liability component is reported in the liabilities section of the balance sheet as a capital lease line item. The amount is equal to the discounted present value of the lease payments over the lease term plus any interest accrued between the previous lease payment and the balance sheet date.
Under the new accounting standards, operating leases must be reported on a companys balance sheet only if the lease term is greater than 12 months. If the lease term is equal to or less than 12 months, the Financial Accounting Standards Board (FASB) doesnt require their inclusion on the balance sheet.

The accounting treatment of a finance lease in the lessees accounts is: Record as an asset in the balance sheet and as an obligation to pay future rentals. Rental payments should be apportioned between the finance charge and a reduction in the obligation.
Under the new lease standard, all leases must be recognized as both an asset and offsetting liability for future lease payments. One key to knowing that you have a lease rather than another type of contract is whether you have the right to control or use an asset, also called the right-of-use, or ROU Asset.
