The definition of a party wall A wall is a party fence wall if it is not part of a building and it stands astride the boundary between the land of different owners as a way of separating their land, for example a masonry garden wall. Wooden fences and hedges are not defined as party fence walls.
Whilst more unusual, there can be legal involvement if there is no party wall agreement in place. This can be varying degrees of legal involvement (and costs) and can include Court injunctions, stopping the party wall works for an indefinite period.
A: A party structure is any part of a building which divides it from other parts owned by someone else. Examples are the walls and floors between flats.
You must tell your neighbours if you want to carry out any building work near or on your shared property boundary, or party wall, in England and Wales. Party walls stand on the land of 2 or more owners and either: form part of a building. dont form part of a building, such as a garden wall (not wooden fences)

Although the terms Party Wall and Boundary Wall are often used interchangeably, the Party Wall Act makes the difference clear. A boundary wall is a wall that sits wholly on the land of one owner. Its piers are also on that same land. In contrast, a party wall lies astride the boundary line of two properties.
Dont ignore it! After you have received a party wall notice, you have 14 days to respond from the date of delivery, not the date you opened it. You must reply in writing there may be an acknowledgement form and either agree to the work or dissent from the work.

What is the Party Wall Act 3 metre rule? The Party Wall act covers excavations within 3 metres of an Adjoining Owner, if the lowest point of the excavation will be lower than the underside of the footings to the party wall (or parts of their property which are within three metres of the proposed excavation).
