What does a quitclaim deed do? A quitclaim deed transfers the title of a property from one person to another, with little to no buyer protection. The grantor, the person giving away the property, gives their current deed to the grantee, the person receiving the property.
Quitclaim Deed This is the weakest deed. A Quitclaim Deed only conveys whatever interest the Seller (Grantor) has in the property to the Buyer (Grantee). The Quitclaim Deed offers no protection to the Buyer (Grantee).
A deed may be divided into three component parts: the premises; the habendum; and, the testimonium. The premises include the date, parties, consideration, granting clause, description, recital, and appurtenances.
A general warranty deed is used to transfer real property from one person to another. This type of deed offers the greatest protection for the buyer and has specific requirements for what must be included in the document.
How to Write a Minnesota Quitclaim Deed Preparers name and address. Name and address of the person to whom the recorded deed should be returned. County where the property is located.
