Okay, lets get started. (lively rock music) All right, so heres the deal. If youve bought property before, you know what a deed, how a deed works, right? People get a deed, they transfer property to someone. You receive your deed if youve bought the property. You take that deed down to the county recorder. You record it right away. And now youre listed as the legal owner on title to that real estate, so the whole world at large knows. So a lot of people assume that in order to transfer title for a legally enforceable deed, you have to record it. Well, that is not the case. When youre transferring title to property, the recording aspect of a deed isnt necessary. Now, its important. Dont get me wrong, all right? You want to protect yourself against claims

Title splits are, as the name would suggest, splitting (or dividing) the title deeds of one building. As a result, that one property becomes two, three or four etc. Its a smart property investment strategy one which considerably increases the yield of that particular property.
In a transfer of equity, the person being added to the deed must be represented by a solicitor. However, the person who already holds the deed doesnt have to. Its quite common for both parties to have their own representation. This means they can receive independent legal advice.
This depends on whether there is a mortgage on the property and whether both parties are in agreement about the terms. Your solicitor will go through the paperwork, confirm all the details and apply to the Land Registry to change the deeds. If a property has no mortgage, the process can be extremely quick.
How much does it cost to add wife to house deeds? Freehold Transfer of Equity (no change to mortgage) - 400 INC VAT for Solicitors Fees plus disbursements (the legal fees will be more if the property is leasehold and/or you are changing) Deed of Trust - 240-599 INC VAT.
Theres currently no capital gains tax charged on transfers to your spouse, civil partner or a charity. Anyone else, including children, and the property is subject to the capital gains tax (CGT). You get an annual exemption of 11,000, and anything beyond that will be charged at 18% or 28%.
All you would have to do is contact the Land Registry for permission to split the titles in the first place. Not only will you have to let them know how you plan to build but also what you intend to do with the building afterwards, ie sell the title but retain ownership of the land, on a freehold basis etc.
The cost to split title deeds includes conveyancing work completed by a solicitor. You can expect to pay between 100 500 for this. The price to split title deeds also includes further fees. Youll usually have to pay 8 for an online identity check.
You must apply to HM Land Registry to change the registered owner name for a property if youre either: the new owner of a property. adding someone else as joint owner.
