Under ASC 840, the lease start date for accounting purposes is the date possession is passed from the landlord to the tenant. On that date, the lessee, or tenant, should begin recording straight-line rent expense even if that date is earlier than the commencement date specified in the lease.
If you are in a situation that lets you assign your lease or sublet you must send your landlord a notice of assignment or sublet, once you have found a potential tenant. This notice must include the name and address of the potential tenant and the projected date for the assignment or sublet.
Once the lease has been transferred, a new annual lease is agreed upon with the new lessee, and the rent is reviewed in compliance with current regulations. The new lessee must pay a non-refundable administrative fee of $420.81 (including GST and QST) to cover the cost of issuing the lease.

A yearly rental agreement will run for a full 12-month period. Essentially, your one-year lease will continue on as a month-to-month lease once the year is up. Your landlord may want to sign another lease at the end of the term, but there is no obligation to create a new lease.
When a lease is executed, the transfer that takes place is a transfer of limited right to use the property during the period of the lease. The lessee has the right to use the property. The ownership of the property continues to remain with the landlord.
