I have some very beautiful trucks over here! I took them on lease not for transporting anything, but to help me to explain you the concept of lease modification. Lets see how while building understanding around lease modifications. We will take a brief overview of the concept and then we will take some practical examples to understand it better. So, as the name says, lease modification is a modification in an existing lease contract. But this standard deals with only those modifications, which will have financial implications. It has provided the guidance to identify such modifications and their recognition and measurement in the financial statements. To make it easy to understand, I have created a mind map and have summarized all the modifications into four broad categories. So lets understand it. Lease modification: A change in the scope of a lease, or the consideration for a lease, that was not part of the original terms and conditions of the lease (for example, adding or terminating the right to use one or more underlying assets, or extending or shortening the contractual lease term).
The agreement to extend the lease is a modification because it was not contemplated in the original terms of the lease. Since the modification does not add the right to use one or more underlying assets, it does not meet the criteria in IFRS 16.44(a) to be accounted for as a separate lease.
The new lease is recorded on the commencement date of the new lease, which is the date the lessee has access to the leased asset. For example, if a lessee modifies a lease to use additional space in a building, the new lease should be recorded once that space is available for use.
A modification of lease, also called a lease amendment or lease modification, is an agreement that formally changes the original terms and conditions of a lease. It allows the parties to agree to changes without having to sign an entirely new lease.
For example, if a lessee is leasing four floors of a building and then negotiates with the landlord in the middle of the lease term to reduce the leased space to three floors, the modified contract results in a partial termination of the original lease arrangement.
A lessee shall recognize the amount of the remeasurement of the lease liability as an adjustment to the right-of-use asset. However, if the carrying amount of the right-of-use asset is reduced to zero, a lessee shall recognize any remaining amount of the remeasurement in profit or loss.
A modification of lease, also called a lease amendment or lease modification, is an agreement that formally changes the original terms and conditions of a lease. It allows the parties to agree to changes without having to sign an entirely new lease.
Example 1 changing the consideration. Example 2 extending the lease term. Example 3 leasing additional space at market rates. Example 4 leasing additional space at off-market rates. Example 5 extension plus leasing additional space at market rates. Example 6 shortening the lease term.
An entitys functional currency reflects the underlying transactions, events and conditions that are relevant to it. ingly, once determined, the functional currency is not changed unless there is a change in those underlying transactions, events and conditions.
Account for the lease modification as a termination of the original lease and creation of a new lease from the effective date of the modification. Measure the carrying amount of the underlying asset as the net investment in the original lease immediately before the effective date of the modification.
