A general description of those leases. The basis and terms and conditions on which variable lease payments are determined. The existence and terms and conditions of options to extend or terminate the lease. The existence and terms and conditions of residual value guarantees provided by the lessee.
The lessor reports the lease as a leased asset on the balance sheet and individual lease payments as income on the income and cash flow statements. The lessee reports the lease as both an asset and a liability on the balance sheet due to their stake as a potential owner of the asset and their required payment.
Under ASC 840, land is separately classified when the fair value of the land is 25% or more of the combined fair value of the land and building. Under ASC 842, the determination of whether or not a contract is a lease or contains a lease is done at the inception date.
An operating lease is treated like renting -- payments are considered operational expenses and the asset being leased stays off the balance sheet. In contrast, a capital lease is more like a loan; the asset is treated as being owned by the lessee so it stays on the balance sheet.
What is the journal entry for an operating lease? Under ASC 842, journal entries for operating leases are: Lease liability. Represented as todays value of all lease payments remaining on the contract.
A lease is classified as a finance lease by a lessee and as a sales-type lease by a lessor if ownership of the underlying asset transfers to the lessee by the end of the lease term. This criterion is also met if the lessee is required to pay a nominal fee for the legal transfer of ownership.
Disclosures. The leases standard includes a disclosure objective intended to provide users of financial statements with information adequate to assess the amount, timing and uncertainty of cash flows arising from leases. Both quantitative and qualitative disclosure requirements will increase for lessors and lessees.
To meet that objective, a lessee should recognise assets and liabilities arising from a lease. IFRS 16 introduces a single lessee accounting model and requires a lessee to recognise assets and liabilities for all leases with a term of more than 12 months, unless the underlying asset is of low value.
Which of the following is a criterion for classifying a lease as a financing lease by lessee? The lease term is equal to 75% or more of the estimated economic life of the leased property.
If the lease meets any of the criteria, then it must be recorded as a finance lease. The five criteria relates to a bargain purchase option, transfer of ownership, net present value of lease payments, economic life, and whether the asset is specialized.
