For instance, a yearly tenant under law should be served a notice to quit with six (6) months of the notice. A monthly tenant on the other hand is entitled to a months notice while a weekly tenant seven (7) days.
If the landlord wants to end a month-to-month tenancy, the landlord must give the tenant a 30-day notice that specifies the date on which the tenancy will end. If the tenant does not move out by that date, the landlord can file an eviction lawsuit against the tenant. (Tenn. Code 66-28-512 (2022).)

A tenant must vacate the rental unit by the end of the thirtieth day after the date on which notice was served. For example, if a 30-day notice is served on July 16, you would begin counting days on July 17, and the 30-day period would end on August 15.
It normally ranges from 20 to 30 days. At times the lease agreement may provide for longer periods of more than 30 days. The Consumer Protection Act (CPA), which regulates residential lease agreements states that such a notice period can not be less than 20 working days.
A tenant without a written contract is still entitled to all the statutory rights a regular tenant with a contract is, including water, heating, a safe environment etc. In a similar vein, the tenant is still obligated to pay rent on time and take reasonable care of the property.
If you are the tenant and intend to move out (and you pay rent once a month), you have to give your landlord 30 days notice in writing. If you do not, the landlord can charge you for the unpaid rent even after you move out. Unless a new tenant pays the rent, you will have to pay for those 30 days.
You cannot be evicted without notice. The landlord cannot change the locks or shut off your utilities to make you leave. Most of the time, a landlord needs to go to court before evicting you. If you did something dangerous or threatening, the landlord only needs to give you three (3) days to move out.
1 months notice if your tenancy runs from month to month. If your rental period runs for longer than a month, you need to give the same amount of notice as your rental period. For example, if you pay rent every 3 months, youll need to give your landlord 3 months notice.
Your landlord only needs to give reasonable notice to quit. Usually this means the length of the rental payment period so if you pay rent monthly, youll get one months notice.
