Every commercial and residential lease should contain at least one conditional limitation. A conditional limitation is a lease provision that provides for the automatic termination of the lease upon a tenants failure to cure a default.
In most cases, if you agreed to rent the unit for a specific period of time, you cannot move out before the period ends, unless: you and your landlord agree. you assign the tenancy (and the unit) to someone else. the LTB issues an order ending the tenancy agreement early. you are a victim of sexual or domestic violence.
The following are the legally justified reasons to move out before the end date. Both parties agree. The agreement isnt valid. The tenant assigns the tenancy to someone else. The landlord fails to meet their obligations under the RTA. Your tenant is a domestic violence victim.

The act allows you to file a lawsuit if the tenant breaking the lease in Ontario wants to vacate or vacates the property without following the required procedures.
