What changed from IAS 17 to IFRS 16?

It replaces IAS 17 Leases and related Interpretations. IFRS 16 changes the accounting substantially for lessees. The new Standard eliminates a lessees classification of leases as either operating leases or finance leases.

What disclosures should be made for leases?

Disclosure A general description of those leases. The basis and terms and conditions on which variable lease payments are determined. The existence and terms and conditions of options to extend or terminate the lease. The existence and terms and conditions of residual value guarantees provided by the lessee.

What changed in IAS 17?

IAS 17 is replaced by IFRS 16. IFRS 16 removes the lease classification model between operating and finance as all lessee leases accounted for the same way. ASC 840 is replaced by ASC 842 and unlike IFRS 16 keeps the lease classification however decides to copy IFRS and now call a capital lease a finance lease.

What did IFRS 16 replace?

IFRS 16 replaces IAS 17, IFRIC 4, SIC‑15 and SIC‑27. IFRS 16 sets out the principles for the recognition, measurement, presentation and disclosure of leases. In May 2020 the Board issued Covid-19-Related Rent Concessions, which amended IFRS 16.

What is the difference between IFRS 16 and IAS 16?

Paragraph 57 of IAS 16 refers to the period in which an asset is expected to provide utility to the entity, whereas IFRS 16 requires optional periods to be included in the lease term where it is reasonably certain that these options will be exercised.

What is Topic 842 disclosure requirements?

For sale-leaseback transactions that qualify as sales, ASC 842 requires the seller-lessee to disclose the main terms and conditions of the transaction and any gains or losses from the sale-leaseback, separately from gains or losses from the sale or disposal of other assets.

How are leases presented on financial statements?

A lease will be recorded on the balance sheet as a right-of-use (ROU) asset and lease liability. The lease liability is the payment obligation over the term of the lease contract, while the ROU asset represents the control of the asset under the lease contract.

Why was there a change from IAS 17 to IFRS 16?

Fundamentally, the purpose of the changes are to enhance comparability and transparency on Balance Sheets so that users can compare companies on an equivalent basis regardless of the way they acquire their assets.
