Differential settlement commonly occurs as a result of the non-uniform movement of the underlying soils (soil settlement at different rates). This type of settlement can result in cracking to the foundation, exterior cladding, and interior finishes.
Foundations are usually built on a concrete slab, which over time may begin to crack due to settling or other common foundation issues. Every home and building tends to settle eventually due to the downward gravitational forces that puts pressure on the house foundation.
Typically, the foundation is constructed in five steps discussed below: Prepare the Foundation Layout. The foundation layout drawing for excavation is prepared by the structural designer and approved by the architect. Excavation Work. Anti-Termite Treatment. Foundation Construction. Curing of the House Foundation.
The bottom part of a foundation is called the footing. Footings in construction are critical, as the footing distributes the weight of the building evenly across the entire structure so that it doesnt sink into the ground.
Differential settlement refers to the uneven or unequal settling of a home or buildings foundation. It occurs when the ground underneath your structure settles because of too much weight. In other words, the foundation is unable to support the load of the building, resulting in some kind of structural damage.
The first step of calculating expected settlement (overall and differential) is to calculate the initial effective vertical stress (o = total vertical stress - pore water pressure) and the change in the effective vertical stress (∆o) caused by the facility on a point of interest in the underlying materials.
Differential settlement commonly occurs as a result of the non-uniform movement of the underlying soils (soil settlement at different rates). This type of settlement can result in cracking to the foundation, exterior cladding, and interior finishes.
Differential settlements are uneven foundation settlements that can be the result of numerous causes. The most familiar example of differential settlements and their consequences is the Leaning Tower of Pisa, which took two centuries to build due to problems with differential settlements and inclination.
