More formally stated, an ROU asset is any non-monetary asset that is leased by an entity and its use by the lessee is pursuant to the definition of the right of use in the new lease accounting standards: ASC 842 for US GAAP, GASB 87 for US government GAAP, and IFRS 16 for international accounting.
The right-of-use asset is a lessees right to use an asset over the life of a lease. The asset is calculated as the initial amount of the lease liability, plus any lease payments made to the lessor before the lease commencement date, plus any initial direct costs incurred, minus any lease incentives received.
IFRS 16 introduces a single lessee accounting model and requires a lessee to recognise assets and liabilities for all leases with a term of more than 12 months, unless the underlying asset is of low value.
The objective of IFRS 16 is to report information that (a) faithfully represents lease transactions and (b) provides a basis for users of financial statements to assess the amount, timing and uncertainty of cash flows arising from leases.
As the CAM is based on usage only, the fixed base rent payment would be included in the lease liability. Whereas the CAM would be treated as a variable payment period cost and excluded from contract consideration for the purposes of calculating the ROU asset and lease liability.
CAM is only one consideration when implementing ASC 842, with docHub judgment involved in this process. Consult with your CPA to help guide you through this decision.
IAS 17 Disclosures cover the specific requirement of finance leases separate from operating leases. IFRS 16 Disclosures do away with the separate presentation of finance and operating leases for lessees and instead requires disclosures of the right of use assets and liabilities.
IFRS 16 is expected to change the balance sheet, income statement and cash flow statement for companies with material off balance sheet leases. The accounting requirements for lessors are substantially unchanged. Disclosure is enhanced. IFRS 16 does not change substantially how a lessor accounts for leases.
If you enter a lease in a foreign currency, the right-of-use (ROU) asset is depreciated in both the accounting currency and the reporting currency. These currencies are configured on the Ledger setup page. This behavior is also used in Fixed assets.
For example, if the landlord/lessor of a property provides common area maintenance (CAM) of leased office space, such as cleaning and landscape services, the CAM involves delivery of a separate service and is not considered a cost of securing the office building. As such, it is considered a nonlease component.
