A building permit is not required for a detached accessory structure as long as the structure does not exceed twelve feet (12) in ANY dimension. This means if the building is only 10 feet wide by 12 feet long by 11 feet tall, a building permit will not be required (A zoning permit may still be required).

If a property owner is making any structural changes, such as flooring, changing kitchen cabinets, putting up drywall, repairing the roof, making major repairs to property, such additions, alterations, changing doors, etc. requires a permit. We recommend the owner to call the Codes Bureau at 717.255.
Residential Building Permits. A residential building permit is required for the following work on a residential building or structure: Renovate and repair an existing single-family or two-family dwelling. Construct an addition to an existing single-family or two-family dwelling.
New Applicant Barangay Clearance. DTI/SEC Registration. SSS Clearance. Homeowners Clearance for Business (if operating in subdivision) Locational Clearance (if required) Fire Clearance (if required) Building Permit (if required) Certificate of Occupancy (if required)
Work Not Requiring A Permit Asphalt or gravel driveways. Awnings (wall mounted only) Exterior work under $15000 - Non Structural Only. Interior work under $15000 - Non Structural Only. Non-residential farm buildings. Non-structural slab (no footers for future building construction) Painting private residences.
WORK NOT REQUIRING A BUILDING PERMIT OR ZONING APPROVAL (ROZA RECORD OF ZONING APPROVAL): One-story detached accessory structures used as tool and storage sheds, playhouse and similar uses, provided the floor area does not exceed 120 square feet and they are accessory to a single-family or two-family dwelling.
Residential Building Permits. A residential building permit is required for the following work on a residential building or structure: Renovate and repair an existing single-family or two-family dwelling. Construct an addition to an existing single-family or two-family dwelling.
A building permit is required for accessory buildings that are more than 200 square feet or two stories.
