A building permit allows you to legally begin construction on your home project. Having a permit proves that your project drawings have been cleared and met all necessary specifications. It also gives you satisfaction that your new home improvement is safe and compliant.
For a residential property, a permit will cost a minimum of $174. Permits for non-residential properties will cost a minimum of $292. You will need to pay a $20 administrative fee when you submit your request online. This non-refundable deposit will be credited towards the total cost of your permit.
For example, the timeframe on a permit application for a house is 10 days. For a more complex building, such as a hospital, the timeframe is 30 days. Within this timeframe, a municipality must either issue the permit, or refuse it with full reasons for denial.
You need a building permit to: construct a new building or accessory structure greater than 10 square metres in area. renovate, repair or add to a building. make any structural alterations to a building. demolish or remove all or a portion of a building.
There are consequences for not getting a permit. Is a building permit required? The Ontario Building Code was recently changed to allow for sheds up to 160 square feet to be built WITHOUT a building permit.
