Saskatchewan tenants have a right to the quiet enjoyment of their properties ing to the Office of Residential Tenancies. That means: Right to privacy. Freedom from unreasonable disturbance, such as having proper written notice prior to the date of landlord entry.
Landlords are required to give their tenant at least 60 days written notice to the end of the term or rent period using the Landlord and Tenant Board Form N12.
As a landlord, you have the right to make reasonable rules in regard to various aspects of the tenancy. Including, maintenance of the unit, and tenants use of the facilities and services available to them. The rules must be written and must be brought to the attention of the tenant.
Fixed term tenancies end on the date written in the tenancy agreement unless both parties have agreed in writing to another agreement. In a fixed term tenancy, a landlord is required to serve a tenant with a Term Lease Two Month Notice of Intention Form.
The time for entering can be up to a four-hour period. The time must be between 8 a.m. and 8 p.m., but not on a Sunday or day of religious worship for the tenant. This notice must be given at least 24 hours in advance and not more than seven days before the landlord wants to enter.
You must provide the landlord with your notice no later than 30 days after the landlord gives you the standard lease. In either case, you must provide the landlord with a written notice to terminate the tenancy at least 60 days before the last day of a rental period.
Saskatchewan does not have a rent control policy, and there are no limits to how much a landlord may increase the rent. But there are some rules in the Residential Tenancies Act (RTA) on how and when rent can be increased.
With some exceptions, a landlord must give a tenant 24 hours written notice before entering the rental unit. In most cases, the landlord may only enter between 8:00 a.m. and 8:00 p.m. Under the act, it is an offence to enter a rental unit: for a reason that is not allowed under the act.
