Oregon law says your landlord must keep your rental unit and all common areas safe and in good repair when you move in and while you live there. (See Oregon law ORS 90.320.) That means the landlord must have your rental unit clean and in good working order when you move in.
Can I terminate a month-to-month tenancy under SB 608? In most jurisdictions, a landlord can issue a written 30-day no cause eviction to month-to-month tenants during the first year of occupancy. In other jurisdictions, including Portland and Milwaukie, 90 days notice are required instead of 30 days.
On July 6, 2023, Oregon Governor Tina Kotek signed a new law into effect that limits rent rate increases to 10%. Prior to the new cap on rate increases that went into effect in July, the 2023 allowable rate limit was 14.6%.
As of 2024, the docHub recent change to Oregons rent laws is the 10.0% cap on annual rent increases. This is a reduction from the previous cap of 14.6% if issued before July 6, 2023, or 10.0% if issued after this date.

If it would be safer for a victim of domestic violence to break their lease and move elsewhere, Oregon has a law (ORS 90.453) that allows this options for individuals who find themselves in this situation. However, it does require the tenant to give their landlord two weeks notice before doing so.
The tenant has the right of peaceful possession and the right to a habitable home. While the landlord must provide at least 24 hours notice before entering the property, exceptions are made for emergencies, addressing repair requests without designated times or dates, or conditions stipulated in the rental agreement.
