What is the Inventory and Appraisal? The Inventory and Appraisal is a complete listing of the estate assets as of a particular date, usually the date of death. In a guardianship or conservatorship estate, it is the date of appointment.
The probate referee should return the completed Inventory Appraisal with the asset values within 60 days (unless they request additional information from you). After the probate referee has signed Attachment 2, you must file the Inventory and Appraisal and two attachments with the probate court.
(a) The personal representative shall file with the court clerk an inventory of property to be administered in the decedents estate together with an appraisal of property in the inventory. An inventory and appraisal shall be combined in a single document.
In California, if a decedents estate owns real property, however, then an inventory and appraisal is required, even in a small estate. The inventory is either attached to the affidavit of small estate or, in a probate, filed with the court. In a probate the inventory and appraisal is always required.
