This application is known as the Transfer of Homestead Assessment Difference, and the annual deadline to file for this benefit and any other property tax exemption is March 1st. First-time Homestead Exemption applicants and persons applying for the Homestead Assessment Difference (Portability) can file online.
Under Florida law, failure to file for any exemption by March 1 constitutes a waiver of the exemption privilege for 2025. How do I file? Our office mails all new homeowners an exemption letter approximately 6-8 weeks after their deed is recorded in the county records.
Benefit to Homestead Exemption Florida law allows up to $50,000 to be deducted from the assessed value of a primary / permanent residence. The first $25,000 of value is entirely exempt.
*The total household income limitation is the same for both exemptions. It is made available by the Florida Department of Revenue annually and subject to change each year. The adjusted income limitation for the 2025 exemptions is $37,694.
