Commonly Asked Questions about Landlord-Tenant Dispute Forms

Youll usually have to make your claim to the ADR service within 3 months of moving out of the property. If your landlord or letting agent refuses to use the ADR service you can take them to court instead. If you agree about part of your deposit, you should get back the money you agree on quickly.
In Hawaii, landlords can ask for a security deposit up to an amount equivalent to one months rent. Landlords must return the security deposit within 14 days after the tenant vacates the property, along with an itemized statement if there are any deductions for damages or unpaid rent.
Arizona law states that a landlord can not require a security deposit more than one and one-half months rent. For example, if your rent is $1,500 a month, the security deposit requested by the landlord can not be more than $2,250 which is one months rent ($1,500) plus one-half of one months rent ($750).
The law limits the amount of security deposits. o Until July 1, 2024, the limit is two times the monthly rent (or, for furnished units, three times the rent). o After July 1, 2024, the limit is one months rent.
To start taking your landlord to court, youll need to fill in and print form N1. You should use the notes in form N1A to help you. Write as much detail as possible - you can use a separate piece of paper if theres not enough room on the form. Make sure you have as much evidence as possible to back up your claim.
Steps To Writing a Complaint Letter to a Landlord Explain Your Complaint. Explain the Impact. Suggest a Solution. Attach Any Relevant Documentation. Include a Deadline to Respond.
You can make a formal complaint by writing a letter to your landlord. Explain your problem and what you want them to do to solve it. Tell them what rights you have and what you think they should have done. Talk to an adviser at your nearest Citizens Advice to find out what rights you have.
With TDS Insured, we can only accept disputes up to three months after the end of the tenancy. With TDS Custodial there is no deadline within which to start the repayment process.
