The Residential Tenancies Act (RTA) is an Ontario law that gives landlords and tenants specific rights and responsibilities. It provides rules for increasing the rent, evicting a tenant, maintenance, etc. Under the RTA, the Landlord Tenant Board (LTB) was created to solve disputes between tenants and their landlords.
Landlords are required to give their tenant at least 60 days written notice to the end of the term or rent period using the Landlord and Tenant Board Form N12. Be sure you are using the current form N12 updated on July 28, 2020 and it can be found at .
Every year, the Province of Ontario sets the maximum amount that landlords can raise market rents for most Ontario renters without approval from the Landlord and Tenant Board.
