(1) Any lien provided for in KRS 376.010 shall be deemed dissolved unless an action is brought to enforce the lien within twelve (12) months from the day of filing the statement in the clerks office, as required by KRS 376.080.
In general, no such minimums exist. While this is the general rule, it is important to consult each states laws to verify that it doesnt have an odd-ball rule restricting small value liens. In theory, therefore, you could file a mechanics lien in almost every state claiming as little as a single dollar.
In most states, possessory liens (where the lienholder has the car) take priority. Since mechanics usually have possession when they place a lien, they often get paid before other lienholders, including lenders.
Does a Kentucky mechanics lien need to include a legal property description? No, Kentucky only requires that the lien statement include a description of the property intended to be covered by the lien sufficiently accurate to identify it. This requirement does not entail a full legal description of the property.
Generally, mechanics liens in Kentucky have priority only over liens or encumbrances on the property created after the mechanics lien. For purposes of determining priority, the mechanics lien relates back, and was created on the date of the beginning of the labor or the furnishing of materials.

Its a powerful tool that a contractor can use to secure their payment on a project where they have performed work that improved property value but have not received payment. Think of it as a security interest or collateral on the property, making it difficult to sell or transfer ownership until the lien is lifted.
