The landlord must hand a written copy of the notice to the tenant in person, or leave the notice at the tenants residence. In most other cases, except those dealing with drugs, the landlord must give the tenant 30 days notice of termination, prior to giving the 3 day notice.

Eviction Time Line in Franklin County Municipal Court. Depending on the reason for the eviction, the notice to leave may be 3 or 30 days. Both federal and state laws protect Ohio renters from housing discrimination. The Federal Fair Housing Act prohibits landlords from discriminating against renters based on race, color, national origin, religion, sex, familial status, and disability.
