Structures built in a Special Flood Hazard Area must have a FEMA Elevation Certificate. This includes A, AE, AH, AO and Coastal High Hazard Areas known as VE or V zones. Structures in an X or D zone are not in the Special Flood Hazard Area, and an Elevation Certificate is not required.
In high-risk flood zones, NFIP flood insurance policies usually cannot be written without the EC for the house or building. Though most private carriers do not require an EC to issue a flood insurance policy in Florida, not every home qualifies for private coverage.
FEMA updates the EC form every few years with changes that are necessitated by new regulations or requirements. Complete and correct Elevation Certificates already completed for a structure do not expire unless there is a physical change to the building that invalidates previously certified information.
