Article VII, Section 6 of the Florida Constitution provides that all property owners who, as of January 1, have legal or equitable title to real estate and maintain it as their permanent residence, are entitled to a $25,000 Homestead Exemption, or a percentage thereof if the ownership interest is less than 100%.
The Homestead Exemption provides qualified applicants with a reduction in their homes taxable value up to $25,000. An application for the Homestead Exemption may be submitted any time throughout the year, but must be submitted by March 1 of the year in which the benefit will be applied.
This application is known as the Transfer of Homestead Assessment Difference, and the annual deadline to file for this benefit and any other property tax exemption is March 1st. First-time Homestead Exemption applicants and persons applying for the Homestead Assessment Difference (Portability) can file online.
To keep things simple, lets say the assessed value of your home is $200,000 and your property tax rate is 1%. Your property tax bill would equal $2,000. But if you were eligible for a homestead tax exemption of $50,000, the taxable value of your home would drop to $150,000, meaning your tax bill would drop to $1,500.
