Following the 2% rule, an investor can expect to realize a positive cash flow from a rental property if the monthly rent is at least 2% of the purchase price.
Calculating the price to rent ratio is easy to do: Median Home Price / Median Annual Rent = Price to Rent Ratio.
HRA exemption calculation is different for Metro and Non Metro cities. Currently only Delhi, Mumbai, Chennai and Kolkata are considered Metro cities. Other major cities such as Pune, Bangalore, Hyderabad which have considerable amount of employed people who stay in rented homes are not in Metro city list.
Why this petition matters. Currently, as per the Income Tax provisions, only four cities in India (Delhi, Mumbai, Chennai and Kolkata) are considered to be metro cities and are allowed to have 50% of the basic salary as the House Rent Allowance (HRA).
To calculate, simply divide your annual gross income by 40 - if you make $120,000 a year, you can spend $3,000 on rent. An equivalent is the 30% rule, meaning that you can put 30% of your annual gross income in rent. If you make $90,000 a year, you can spend $27,000 on rent, and so your monthly rent will be $2,250.
