The timeframe for providing notice vary based on the term of tenancy. For a tenancy longer than 1 month, the landlord must provide at least 90 days notice. Note that local laws may require additional notice requirements.
If the rental period is between six months and one year, the rental agreement can be ended earlier if both the landlord and tenant agree. A rental agreement may also be ended earlier if either the landlord or the tenant does not do something that is required by the rental agreement.
Tenants can use the North Carolina Tenant Notice to Vacate Form to inform landlords and property managers of their intention to vacate the rental property at least 30 days before they intend to move out, or longer if required by the terms of their North Carolina Lease Agreement.
30-day notice to quit: For all other violations of the lease or rental agreement, the landlord can give the tenant a 30-day notice to quit. If the tenant doesnt move out by the deadline in the notice, the landlord can file an eviction lawsuit. (Md. Code Real Prop., 8-402.1.)
The notice should have your name, the unit you are occupying and the date in which you will be completely moved out. It should also include a forwarding address to where your security deposit can be mailed. If you have a month-to-month rental agreement, a 30-day notice should be provided to the landlord.
