BOE-266 - Claim for Homeowners Property Tax Exemption | County of Marin Assessor-Recorder-County Clerk.
Some types of properties are exempt from real estate taxes. These include qualifying nonprofit, religious and government properties. Senior citizens, veterans and those eligible for STAR (the School Tax Relief program) may qualify for exemptions as well.
The claim form, BOE-266, Claim for Homeowners Property Tax Exemption, is available from the county assessor. A person filing for the first time on a property may file anytime after the property or claimant becomes eligible, but no later than February 15 to receive the full exemption for that year.
Ownership proportions must remain the same. If you jointly own a property and wish to transfer it to an LLC for liability protection, reassessment will not happen if each individual still owns 50% of the LLC.
Section 266 provides a different optional capitalization election for carrying charges, including interest, on personal property and certain unimproved or improved real property.

You may qualify for the Homeowners Exemption if: You own the property. It was your principal residence on January 1st at 12:01 a.m. You dont already have a Homeowners Exemption on any other property. And you submit a completed application for Homeowners Exemption .
Property taxes are based on the assessed value of your property. The Homeowners Exemption reduces your property taxes by deducting $7,000 from your propertys assessed value before applying the tax rate, and given the one percent statewide property tax rate, this generally equates to $70 in property tax savings.
