The Notice of intention to leave (Form 13) is used when the tenant/s are giving notice to the lessor/agent that they wish to vacate the premises by a certain date. A tenancy agreement is a legally binding contract that can only be ended in certain ways. Notice to end a tenancy must be in writing.
The landlord must give the tenant at least 60 days notice of termination. The landlord must inform the buyer of the property that the tenants will continue to occupy the premises until the end of the lease or the end of the notice period.
Break Lease Fee: There is a cost the tenant needs to pay the property manager for finding a new tenant, processing applications, preparing the lease, doing an exit and entry report. This is usually 1 week's rent plus GST. So if you are renting a home for $500 PW, the break lease fee will be $550 inc GST.
Ending the agreement early This is also known as breaking the lease. A tenant cannot be made to leave the property during a fixed term agreement without an order from QCAT (e.g. excessive hardship). Parties can agree to end earlier but it must be agreed in writing.
Two (2) weeks (residential tenancies) or one (1) week (rooming accommodation). If no notice is issued one (1) month (residential tenancies) or two (2) weeks (rooming accommodation). or the day ordered by a Tribunal or on the day agreed between representatives of the parties.

There's a Built-in Termination Clause Check the paperwork you signed. It's possible that the lease included the ability to leave early under conditions specified by the lessor. For example, a tenant may be able to pay an early termination fee (usually two months' rent) and get out of the deal.
Without grounds (reasons) A tenant must give at least 14 days notice, unless the property manager/owner has breached the agreement. The tenancy ends on the end date of the agreement or the end date of the notice period (whichever is longer). Parties can agree to end earlier but it must be agreed in writing.

Ending your agreement early is usually done by giving the rental provider (landlord) written notice of your intention to vacate, including advising of your vacate date, and handing back the keys when you move out. There is no minimum notice period in these circumstances.
