HOMESTEAD EXEMPTION The Homestead Exemption is a complete exemption of taxes on the first $50,000 in Fair Market Value of your Legal Residence for homeowners over age 65, totally and permanently disabled, or legally blind. Contact your county auditors office for more information.
Legal Residence Exemption Please be aware of the following items that are required for eligibility of the Special Assessment Ratio (4%), both items are needed from you and your spouse.
To qualify for the special 4% property tax assessment ratio, the owner of the property must have actually owned and occupied the residence as his legal residence and been occupying that address for some period during the applicable tax year. Only an owner-occupant is eligible to apply for the 4% special assessment.
In 1972, the S.C. General Assembly passed the Homestead Exemption Law which provides real estate property tax relief for South Carolinians who are age 65 and over, totally and permanently disabled, or legally blind. The exemption excludes the first $50,000 from the fair market value of your legal residence.
South Carolina law now allows a partial exemption from taxation of up to 25% of an ATI fair market value that is the result of an Assessable Transfer of Interest. The exemption allowed by this section is an amount equal to twenty five percent of ATI fair market value of the parcel.

Payments are handled with the Beaufort County Treasurers office at 843-341-8404 or through myBeaufortCounty.com. As long as the bill is current and paid timely, you will be mailed your updated decal and registration from the South Carolina Department of Motor Vehicles (DMV).
The ATI exemption is determined by comparing the fair market value of property when it is sold with the fair market value of the property as shown on the tax roll. The ATI Exemption allows taxpayers to reduce the fair market value of property by up to 25%, but not lower than the current value in county records.
