Typical inspections include Building, Electrical, Mechanical, Plumbing, and Fire. You may also require a Heath Inspection from San Antonio Metropolitan Health Department. After your business successfully passes all required inspections, Development Services will issue your Certificate of Occupancy.
A City of Houston Structural Inspector will perform the inspection and if the location passes inspection the certificate will be emailed within a couple of business days. A majority of the time a space passes inspection and a certificate is delivered all within a weeks time.
Sellers typically bear the brunt of the certificate of occupancy inspection process. If this permit is required by a city, the seller will pay a fee for the initial inspection, as part of a charge by the real estate agent for the process of transferring property.
Temporary certificates of occupancy also expire and usually cannot be renewed, so issues must be resolved and an inspection for a final CO scheduled in the time given. Most TCOs expire after about 90 days, though some places take different approaches.
