Hows it going everyone Matt Leighton and welcome back to another video. Today were talking rental application mistakes. In this video, Im going to give you 7 mistakes to avoid when you apply for your rental property. This is mostly for applying to condos, townhouses, and houses that are owned by a private owner but could also be used for applying to apartments. So with that being said, lets get started. Number one is Negotiating before Applying. When I have a rental listing, I will get so many calls and emails that say something like - Is the property still available and is the owner flexible on the rent? Okay what? You havent even seen the place but you want me to ask the owner if theyll lower the rent? Will you be applying? Do you want to set up a visit? Can we see your application to make sure you dont have a credit score of 400? The time to negotiate is when you submit the application. THeres nothing wrong with negotiating. In fact, I almost encourage it depending on the ma

More about character references for tenants How long have they been in tenancy? Do they pay their rent on time? Have they ever been behind on their payments? Have they ever damaged the property? Have they ever been the cause of any noise complaints or other disturbances?
8 Helpful Rental Application Tips Preparation is key. Submit a great cover letter. Provide proof you can afford to pay. Furnish solid references. Obtain a financial guarantor. Be honest in your rental application. Review your social media. Create a good first impression.
Your rent payment, including renters insurance (more on that later), should be no more than 25% of your take-home pay. That means if youre bringing home $4,000 a month, your monthly rent should cost you $1,000 or less. And remember, thats 25% of your take-home paymeaning what you bring in after taxes.
You take the monthly rental income amount or expected rental income and multiply it by 12. Divide it by the propertys purchase price or current market value and multiply this figure by 100 to get the percentage. A good rental yield is usually considered to be 7% or more.
Try the 30% rule. One popular rule of thumb is the 30% rule, which says to spend around 30% of your gross income on rent. So if you earn $3,200 per month before taxes, you should spend about $960 per month on rent.
The background section lets a tenant provide more information about themselves. This can include current employment, education and if you have pets or roommates. You can also consider including hobbies or interests to personalize you as an applicant.
A popular standard for budgeting rent is to follow the 30% rule, where you spend a maximum of 30% of your monthly income before taxes (your gross income) on your rent. This has been a rule of thumb since 1981, when the government found that people who spent over 30% of their income on housing were cost-burdened.
