hi this is Steve Kerr Levitch of CBRE welcome to another edition of Street talk today is one of my favorite topics today Id like to talk to you about lease renewal strategies if you have an upcoming lease expiry you might be surprised to learn that landlords typically expect to receive premium rental rates from a tenant thats renewing versus a new tenant in the market because theyll estimate your moving expenses and theyll try and factor these costs into their renewal proposals but the biggest mistake that we see firms make here is that they dont allow themselves enough time to negotiate effectively your option to renew clause within your lease will typically state that youre required to give notice to the landlord anywhere from 6 to 18 months prior to your lease expiry but if you wait until youre within that notice period and give notice youve basically lost all of your negotiating leverage because youre negotiating strength comes from having choices thats where we can help

1. Periodic Tenancy. Periodic tenancy is a type of leasehold agreement in which the lessee occupies the property from a specific start date, but with no agreed-upon end date. More often, this deal is known as a month-to-month lease. This lease automatically renews, unless the property owner or tenant gives notice.
This means your landlord cannot evict you without proper cause (most commonly nonpayment of rent) or otherwise disturb your right to live in peace and quiet. Your landlord must also protect you from any wrongful actions taken by other tenants. The right to health and safety in your home.
Lease Expiration or Termination That said, your landlord doesnt have the right to evict you immediately after your lease expires. They must give you 30 or 60 days notice, depending on the length of your tenancy.

An estate from period to period, or periodic tenancy, is a type of leasehold estate that automatically renews at the end of a specific period of time unless either party gives notice of termination.
First, if the landlord does not offer a renewal lease to the tenant, nothing changes including the rent. The tenants rights are totally unaffected, and the landlord cannot raise the rent.
If your lease expires, the landlord has to provide you with a 30-day, 60-day, or 90-day notice to leave, depending on how long youve been renting and if youre in subsidized housing. If youve been renting for less than a year, the landlord only needs to give you 30 days notice.
In California, residential rental agreements automatically convert to month-to-month tenancies at the end of your lease term. At the end of each month thereafter, the agreement renews automatically for themselves in perpetuity, as long as you the tenant remains in possession of your home.
You dont need to give a reason for your decision to not renew. Similarly, the landlord must give you a 30-day written notice if youve lived there less than one year, or a 60-day notice if youve lived there more than one year.
Automatic Renewal (Periodic) Term An automatic renewal term is a lease period that renews every month, six months, or year for the same length of time. This arrangement continues until the landlord or tenant terminates the lease.
