The N9 Form is a legal document a tenant submits to the Landlord to end the tenancy in Ontario, Canada. This formality is to notify the Landlord in advance of 60 days from the tenancy termination date. This gives the Landlord sufficient time to search for a new tenant and/or inspect the rental unit for damages.
It can also void your right to compensation if a landlord says their family or a purchaser wants to move in. In that situation, your landlord should provide you with an N12 form not an N11. Therefore, you should only sign an N11 if you want to move out and end your lease early.
Section 48(1) of the RTA permits the landlord to give notice of termination to a tenant if the landlord, in good faith, requires the unit for residential occupation for a period of at least one year by the landlord, a specified family member or a caregiver. This notice is often referred to as a N12 notice.
The N9 form, officially known as the Tenants Notice to End the Tenancy, is a legal document provided by the Landlord and Tenant Board (LTB) of Ontario. It is designed to be used by tenants who wish to voluntarily terminate their tenancy agreement before the lease expires.
LTB Form N11: Agreement to End the Tenancy provides a formal framework for landlords and tenants to voluntarily terminate a tenancy agreement. By completing and signing Form N11, both parties mutually agree to end the tenancy, resolving any outstanding issues for the involved parties.
