Overdue Rent If a tenant fails to pay rent on time, the landlord must give them a seven-day notice to pay or quit. If the tenant fails to pay, the landlord may file for eviction. Terminating a Lease If a tenant needs to terminate a month-to-month lease, they must give the landlord a 30-day notice.
Alabama landlords may refuse to renew a lease, but, like tenants that choose to break a lease, landlords must also give their tenants proper notice. Unless otherwise specified in the rental agreement, the tenant is typically given 14 days notice. The same is true for modifications to lease terms and rent increases.
Except as provided in this section or unless it is impracticable to do so, the landlord may show the premises at any reasonable time by giving the tenant at least two days notice of the landlords intent to enter and may enter only at reasonable times.
(b) If a landlord makes an unlawful entry or a lawful entry in an unreasonable manner or makes excessive demands for entry otherwise lawful but which have the effect of unreasonably harassing the tenant, the tenant may obtain injunctive relief to prevent the recurrence of the conduct, or terminate the rental agreement
The Alabama landlord-tenant laws establish that the landlord must give the tenant at least a two-day written notice before they enter the property. However, the landlord can enter the property without any notice in cases of emergency.
Notice of Entry In Alabama, landlords are required to give tenants reasonable notice before entering their rental units. This notice must be in writing and delivered to the tenant at least two days before the intended entry date.
Showings - Landlord can show the premises at any reasonable time after giving tenant at least two days notice, and entry can be made only at reasonable times. Posting a note on the primary entry door to the premises stating the intended time and purpose of the entry is a permitted method of notice.
The only way a landlord can remove a tenant from a rental unit is by winning an eviction lawsuit against the tenant. Even then, the landlord must not actually evict the tenant. That can only be done by a law enforcement officer with a court order.
