A Valuation Notice is a document prepared by the Assessors Office which informs a property owner of the value the Assessor has placed on their property utilizing a mass appraisal approach.
For real property, the Notice of Value is sent on any date from January 1 to the last day of February of the valuation year. For personal property, the Notice of Value is sent on or before August 30 of each year.
Initially, the net operating income (NOI) of a property is calculated, and then the propertys NOI is divided by its cap rate to arrive at a property value estimate. Note that there is much overlap between the sales comparison approach and the income approach.
The Notice of Value is the Countys official declaration of Full Cash Value and Limited Property Value Assessments. Please note that only the Limited Property Value is used to calculate your property tax bill. By state statute, the Notice of Value must be mailed before March 1st of the year prior to the tax year.
