Form N12 is a notice to end the tenancy that can be given to the tenant if the rental unit is required for residential use by someone such as a landlord, purchaser, or caregiver.
The Manitoba government has made temporary amendments to The Residential Tenancies Act to address the social and economic impacts on landlords and tenants due to COVID-19. Rent increases are temporarily frozen from April 1 and later. Late fees are prohibited for failure to pay rent during this time.
Landlords must give tenants at least 90 days' written notice before pursuing a rent hike. At least 12 months must have passed since either the first day of the tenancy or the last rent increase. The 2023 rent increase is applicable between Jan. 1 and Dec.
In most cases, a landlord can legally increase the rent once every 12 months. Each year, the government sets a limit on the amount that rents can be increased. This limit is called a rent increase guideline. Visit the Branch's website at www.manitoba.ca/rtb to see the current and previous rent increase guidelines.
In most cases, the first step is for the landlord to give the tenant a notice in writing that they want the tenant to move out. A landlord must use the proper form to give notice to end the tenancy There are different notices for different reasons. These notices are available at tribunalsontario.ca/ltb/forms.

The Ontario government just announced that landlords in Ontario will be able to increase rent by 1.2% in 2022. After a freeze on all rent increases for 2021, this comes as a welcome sign that things will be going back to normal for the rental market as of next year.
The 2022 and 2023 rent increase guideline is zero per cent, effective January 1, of each year. Tenants must be given proper written notice at least three months before a rent increase takes effect (ex. if a landlord wants to increase the rent on January 1, a tenant must receive the notice on or before September 30).
