It is estimated that 50% of newly constructed homes will fail the blower door or air-tightness test. Most blower door test failures occur because of a lack of understanding of what is necessary to create a continuous air barrier system.
Lets use an example house that is 25 wide by 40 long by 10 high. This home has a volume of 10,000 cubic feet. Performing a blower door test on this structure produced a result of 167 CFM. To calculate the ACH50 number, we use the formula (CFM50 x 60 minutes)/volume.
Confirm that all open-flame areas are extinguished and dampers are closed. Create an airflow path. Turn off any gas appliances. Mount the blower door into one of the exterior openings. Take an outdoor pressure reading. Turn on the fan and run the test. Inspect for leaks. Make repairs.
During this test, a calibrated fan is installed in an otherwise sealed door or window, while all the other openings to the exterior are closed. When the fan is turned on, it creates a pressure difference between the outside and the inside.
