Agricultural land that is being actively farmed is assessed ing to its productive capability; but if the property is vacant and unused, it is assessed at 12 percent.
Once market value has been determined, the Missouri assessment rate of 19% is applied (agricultural property is assessed at 12%). That means that assessed value should equal to 19% of market value. For example, if your home is worth $200,000, your assessed value will be $38,000.
The assessed value is calculated by multiplying the property market value, based on classification, by the correct assessment ratio. Classifications: Agricultural - 12%, Residential - 19%, Commercial - 32%.
The assessor or an employee of the assessor shall not enter the interior of any structure on any real property as part of the inspection to assess such property without permission.
Avg Assessment Ratio: This number represents the municipal average assessed value of all taxable property when compared to the estimated fair market value (in the municipality your property is located).
