DUS is shorthand for delegated underwriting and servicing. Fannie Mae might manage the overall program, but all aspects of underwriting, originating and servicing loans are taken care of by the banks that provide these loans.
Our Delegated Underwriting and Servicing (DUS) MBS is like no other security in the marketplace. Unlike a conduit execution, our loans are securitized on a single-asset basis, providing creative structuring flexibility.
Another key player in the secondary mortgage market involves issuers of mortgage-backed securities. These issuers include Wall Street firms as well as Freddie Mac, and Fannie Mae, the latter two of which are the largest mortgage associations in the US.
Fannie Mae uses the automated underwriting system called Desktop Underwriter or DU, while Freddie Mac uses the AUS called Loan Prospector or LP. Both of these systems do similar functions. They are the systems that lenders submit a home buyers information to for automatic approval.
In July 2008, Congress passed the Housing and Economic Recovery Act, establishing the Federal Housing Finance Agency (FHFA). Less than six weeks later, the FHFA placed Fannie Mae and Freddie Mac into conservatorship, effectively bringing them under government control.
